​Since April 2008, when full relief was removed for vacant commercial properties, empty property rates have put significant financial pressure on landlords. The liability in respect of a vacant premises is significant, however, our business rates mitigation products allow property owners to obtain full relief from business rates. 

Our main mitigation product involves the introduction of a charitable tenant who is entitled to rates relief. The tenancies are flexible and can be terminated at just 14 days notice The tenant does not occupy the premises constantly and as such they are less intrusive than similar schemes where a property must remain occupied for 43 days.  At all times the property can remain on the market for sale or to let. Viewings will be conducted as usual by the property owner.

Q: Am I liable to pay empty property rates?

A: If you own business premises, whether leisure, industrial, offices or retail, which are currently unoccupied then the likelihood is you are liable to pay full empty property rates. 

Q: How much do I have to pay in rates without one of your products?

A: If you do not have any product in place to reduce your liability you will have to pay the full rates payable as calculated from the rateable value.

Q: How much do I have to pay in rates if I use your mitigation product?

A: If you use our empty property products then you will not pay any rates at all. All our empty property products achieve full relief from all rates. 

Q: Are the products legal?

A: Our products are designed to work within the law to take advantage of current exemptions. We use tried and tested products to ensure relief is obtained for the client. The liability is immediately changed to the tenant and any rates payable are covered and billed directly to the tenant. 

Q: Do the products work in all cases?

A: In all our cases the client has avoided all of their empty property rates liability. 

 

Q: What if I sell or lease my premises?

A: If you sell or lease your premises simply inform a member of our team and the tenancy will then end within 14 days.
